Slovakia’s Most Innovative Bank to Relocate HQ to Central Bratislava’s Greenest Building

Pribinova 1, an office development by leading developer JTRE, will become the new headquarters of Tatra banka Group. This eight-storey office building will serve as the western gateway to Bratislava's downtown district from Šafárikovo námestie. Located in the prestigious Eurovea City district, it will deliver more than 20,000 sq m of leasable office space featuring a distinctive design aligned with ESG principles, as well as almost 2,000 sq m of retail space.


Sustainable Offices for the Future
 

Pribinova 1 will set a new benchmark for sustainable workplaces and employee wellbeing. The ambition to achieve the highest environmental and technical certifications, LEED Platinum and LEED Zero Carbon, has shaped every stage of the project's design and delivery. The building will operate as carbon neutral while providing occupiers with a healthy indoor environment that meets the latest standards under the WELL Health-Safety Rating certification. Thermal comfort will be ensured through a suite of advanced low-energy technologies. Throughout the building, occupants will benefit from LED lighting, an intelligent building management system, and unique energy-recovery lifts designed to reduce operating costs. 
A consistently comfortable year-round indoor climate will be achieved through TABS (Thermally Active Building System), a silent ceiling-based heating and cooling solution that harnesses the thermal mass of the reinforced concrete structure. The system will also enable individually controlled temperature zones, complemented by radiant cooling panels along the most sun-exposed façades. Additional innovative features include environmentally friendly geothermal boreholes as a renewable energy source, mechanical ventilation with heat recovery across all office areas, a double-skin façade with integrated shading to prevent overheating, and intelligent lighting controls that automatically adjust illumination levels. 
The landscaping strategy will incorporate rainwater infiltration and on-site retention systems, allowing rainwater to be collected and reused. The recessed two-storey podium will create shaded public space for pedestrians and, together with the greenery above the underground car park, will contribute to a more comfortable microclimate within the public realm.

A Unique Workplace in Bratislava


Pribinova 1 is defined by its striking organic architecture. Its series of stepped upper floors will create generous outdoor terraces totalling 1,300 sq m, while a typical office floor will provide almost 3,300 sq m of space. The building will also feature high-quality cycling facilities, including changing rooms for cyclists and charging stations for electric bicycles. In addition to retail and service units, the active ground floor will accommodate food and beverage outlets with outdoor seating. 
Occupying a strategically important position within the new Eurovea City district, Pribinova 1 will strengthen the connection between Bratislava's historic centre and the Danube waterfront. Situated at the meeting point of the Old Town and the modern downtown district, the building will place its occupiers within walking distance of the Danube promenade, cultural venues and a full range of urban amenities. Its location on the western edge of Eurovea City will further enhance the connection between old and new Bratislava while offering spectacular views of the city centre, the Danube, Bratislava Castle and the SNP Bridge. Employees of Tatra banka Group can look forward to a working environment unlike anything previously available in Bratislava: offices overlooking the city skyline, directly connected to the Danube waterfront and immersed in the cultural and gastronomic life of the Eurovea City district.

The Pribinova 1 office development received zoning approval in October 2025 and is currently awaiting the issuance of a building permit, which is expected in September this year. Construction is anticipated to begin in the second quarter of 2027, with completion scheduled for 2030.
